Are you searching the internet for your dream property in Spain and already have so many wonderful properties to pick from? If so my advice to you is that your time would be much better spent searching for the right Spanish property agent who has your interests at heart but most importantly you must find an agent you can trust.

In Costa del Sol alone there are over 600 international real estate agent s but the truth is only 10 or 20 of them are what I would call totally professional in everything they do and from your point of view it’s very important that you end up with one of the top 5% of agents.


1    In Costa del Sol we operate something very similar to the American MLS system this means that every property for sale in Costa del Sol, some 25,000 can all be shown to you by one agent. So there is no need to go out with multiple agents

2    Believe it or not it actually becomes much harder to make a decision when you have viewed different properties with different agents. In reality the agent can only give you advice on the properties that he has shown you but the less professional ones may well run down a property in the hope that you will buy from them. However if your exclusive to one professional agent who knows he is going to get paid no matter what then  they can sit down and actually help you make the right decision once you have finished your viewings.

3    The agents that are only local to a certain area will not be able to give you a professional overview of the whole area and what area is right for you. So picking an agent who has a proven track recording in selling properties in all areas of Costa del Sol is essential.

4    The likelihood is that it will be pot luck if all the agents who show you properties have the right professional qualities needed to make sure you buy safely and securely here in Spain and have the experience in dealing with international property buyers which is quite different to selling to local clients who have bought in Spain before.

So if you take my advice and want to find one real estate company that will take care of everything for and most importantly one you can trust what things should you look out for to make sure you end up with best agent possible


1    Without doubt the number one point for me is that the agent in question has a proven track record in selling to international clients. By this is in a position to explain to you the full buying process in Spain, The pitfalls of buying certain types of properties.

2    A professional agent should be able to introduce you to the right professional people such as Lawyers, Architects and Accountants.  However they shouldn’t be in Cahoots with these professional people. For example at Spanish Hot Properties we have Lawyers in Spain page that recommends 4 different Lawyers who we know would never let our clients down.

3    Check out their testimonials either on their company Facebook page as these reviews are made by real people and if necessary actually speak to the person who gave the testimonial. In reality the agent will have no problem arranging this if the Testimonial was for real in the first place. One of our problems is our Testimonials are too good and people don’t believe our clients could be that happy.

4    Brand name, most of the best agents very much care about their image and brand name so if you pick a company with an established brand it is more likely to be one of the professional ones.

If you are new to Spanish property for the first time it’s very important that you use the best professionals and get the best advice or you could be one of those people that end up in Spanish property horror story.
Nearly all the stories that you may have read about in the past could have been avoided if the people in question had followed the following guidelines.

Tip 1        Always use a Spanish lawyer

Well this is the number one tip and probably the most obvious. You wouldn’t buy a property in the UK or any other major country without using a lawyer so why would you not use a lawyer in Spain when you know nothing about the property market. However many people do this and end up in huge problems. Make sure that the lawyer you use works for you and not the seller. Tip 2        Choose an agent that speaks your language and one you can trust

Again very important find an agent that speaks your language and one that is on your side and can look after your interests as lost in translation is a real problem with some property deals in Spain. It also makes sense to find a professional agent who fully understands the market and that can introduce you all the right professional lawyers and accountants but most importantly one you can trust.

Tip 3        Make a Spanish Will

Again very important but it makes sense to take to your lawyer and understand the inheritance laws here in Spain. Most importantly making a Spanish will is a must even if your just buying a holiday home or planning to live in Spain full time. This will make life a lot easier for your spouse and family should the worst happen.

Tip 4        Understand the different property buying taxes.

Very important because the lower priced property might be more expensive. In Spain you have two type of property sales, New Developments and Resale’s which are treated differently for tax rates with New Developments currently attracting 4% IVA and resale’s attracting 8% property transfer tax so a resale property that has a lower price than a new development might actually be more expensive.

Tip 5       Make sure you know the community fees of your property

Simply put depending on the quality and facilities your property offers will make a big difference to the amount of community fees that you have to pay. There can be big differences in monthly costs between different developments. So don’t walk in blind make sure you know these facts before you buy.

Why is It Time To Buy Spanish Bank Repossession in Spain?

There has been lots of talk about now being the perfect time to buy Spanish bank repossessions in Spain but why now?

The banks have been dragging their feet over selling the properties they hold in the hope that things will improve. However, after the stringent reform unveiled by the government it will be worth their while to sell their property assets.
The value of the property assets held by the banks is less than the value given in their balance sheets, but is higher than their declared value in the new financial reform, a reform in which Mr Guindos, the Minister for the Economy, has taken a tough stance, according to the university professor Manso Olivar. The professor argues that the government has brought in this new reform in order to send a message to the banks: “If they are heavily indebted and do not have any other source of liquidity, they will have to sell their property assets even though prices are not very good at the moment, just like any other business would have to do in the same situation.”
In reality we are now seeing bank repossession in Spain being priced very realistically so much so they now represent the best opportunities which was never the case before.
Another factor that affects UK buyers positively is the rate of the Euro People buying property for sale in Spain can now take advantage of the most favorable exchange rate between sterling and the euro for 19 months.  As Marketing  director of Spanish Hot Properties I  believe that everything is in place it’s just about confidence .The Eurozone debt crisis is weighing heavily the European Central Bank’s and politicians shoulders, which makes sterling appear to be attractively stable and increase in value. Reuters columnist Fiona Maharg-Bravo predicted this week that property prices in Spain are likely to become cheaper in the near future as unemployment rises and the country slips back into recession. This ties in with our experience where for the first time some Spanish banks are being much more realistic about property for sale in Spain.
All that is required for the floodgates of sales to open now is the Euro issue resolving itself and once that happen you will see sales levels not seen since 2007 and before.
